This is a small hotel, family style guest house, with very friendly staffs. The guy at the reception can talk English, French. The hotel is in a small alley with a temple on the opposite side, so its very quiet and they have a swimming pool, not very big but nice enough to enjoy a cool bath after sweating around the old town.

We enjoyed our stay here very much, our host was very friendly and helpful and was absolutely flexible so we could store our luggage there during several trips. The location of the hotel is excellent and everything important like the food market is nearby. I have to deduct one star because of the hard mattress and the not very good smelling towels, but the absolutely affordable price and the friendly service make me definitely recommend this hotel!

I had booked a room through booking.com and in the room amenities it was clearly showing air-conditioning. But when I went to check-in, I was told that I would get a fan room for that price. I showed them my booking confirmation print, but they did not consider. The room was good, big and the bathroom good too. Some other guest was smoking in the outer sitting area and all the smoke/ smell came into my room, though it was a non-smoking room. The location is nice. The people at the reception are very friendly. I got free coffee at the time of check-out in the morning.

Lovely hotel!! Had a great stay here. Cleaned our room everyday, aircon, fridge, hot water u0026 laundry services. Everything we needed☺️

We got the sleeper bus to Chiang Mai and got to the hotel for 08:30am so we're very grateful when Lin let us check in straight away, showing us to the room and telling us to get settled and do paperwork and passports once we were ready. Then gave us a map of the town and went through local highlights with us. A nice relaxing start. The room was less than expected. The sheets smelt like someone else had spent a few weeks sleeping in them. One window opened on to a wall. The other window with the pool view had a good view but the windows didn't fit properly and were thin so you constantly hear people in the pool - it opens at 07:00. The bathroom also asks you not to adjust the shower settings so it's a luke warm shower only. The hotel has lots of fish in tanks that are too small for them which is quite upsetting. However, they were very accommodating at breakfast, making a gluten free alternative (once I explained what that was and what I could eat).

Mixed experience. The two stars are for the perfect location and the free Christmas barbecue. The room on the 4th floor was very warm and the fan really noisy. The bathroom filled up with water quite easily, so that it was impossible to visit the toilet without getting wet feet. The rooms are spacious, but don't get cleaned every day. Interesting as a budget-friendly option.

Great location within the old city and within walking distance to most of the main attractions. Across the street from a lovely wat. The daily cleaning is ok but Cannot change the fact that improvements are needed in the rooms. We were collected from the airport for no extra charge and were welcomed and treated like family for our entire visit. There are higher quality nicer places around for less money.
