Very friendly family runs this place. Located in a quiet part of the town, not far from the bus station and night market.
If you feel a second floor room, note that the"private bathrooms" are separate from the bedroom. You'll get to keys, but be ready to change and get dressed in the smaller, wet space you get. This also causes people to walk through the hallways at any time of night, and the wood floors make the footsteps audible throughout the building.
We had no problem changing to a first floor room, where it had its own private, and connected (outdoor) bathroom, which is quite nice. Buy mosquito pounds since Thailand had a worse mosquito problem, compared to their neighboring countries.
