This is a review for the spa only. My boyfriend and I got the 90 minute foot bath, foot massage and head, neck and shoulders massage (350baht each). We thoroughly enjoyed this experience. The girls used a great amount of pressure which left us feeling super relaxed. The massages extended to legs, arms, chest and even stomach. Really enjoyed and would go again in a heart beat!

A very good guesthouse, old but clean, quiet and convenient. A few minutes walk to a local market and busy area with bars, restaurants and shops. Very close to Wat Chiang Man. 15 minutes from airport by taxi. We arrived midnight but owner Torn was kindly waiting for us in front of the house. We paid 10 nights' fee in cash but you may pay in cards and Alipay. Our room was in the 3rd floor. The ceiling, wall and floor were covered with teak look wood panels. Wardrobe and drawer with lots of carving. Ceiling fun was good enough for cooling down even though it was 30 centigrade outside. No breakfast here but there are fridge and pot in the room and microwave in the downstairs. Many good restaurants in a few minutes walk. We are determined to come back here on our next visit to Chiangmai.
The owner kindly advised the best local Kai Yang (BBQ Chicken) restaurant and a very good elephant care program. See pictures.

Review for massage only - Wife and I both got the 1
hour traditional Thai massage. These ladies aren’t messing about... I wasn’t sure I was going to make it but I’ve come out the other side a new man. Now I’m mellowing out with some ginger tea listening to the chill piano music. Highly recommended!

Overall basic amenities. Clean wood and tile floors everywhere. They have 4 massage bed beds as you enter the lobby. The best part however is the owner Tom and his wife. They are very attentive and want to make sure your stay is enjoyable. They can book any of the many attractions available in Chiang Mai, as well as a taxi if needed. Great location in Old City so able to walk or grab a tuk tuk to go anywhere.

Very lovely guest house in the old city district of Chiang Mai, close to pretty much everything there's to visit like Wat Chang Man the oldest temple in town. Torn, the owner, is a very nice man, he made us feel very welcome and was very helpful.
Definitely recommended and will come back again!

There was a small room in between the bedroom and the bathroom which was fully exposed to an outdoor area used by the staff for washing and storage. We didn’t notice any unwanted road noise, although the back rooms are a bit noisier due to the AC units being placed on the mini balconies. Mr torn is a great host and can help you with anything you need. Min walk to middle of the old city and 15-20 min walk to the night bazaar markets. Would definately stay again if we were back in town.

Easily the worst guesthouse I've stayed in. Perhaps the people who gave a high rank went to the massage parlour?
The hot water is warm, the owner/manager is non existent; I had to deal with the massage parlour (which you uncomfortably have to walk through), It's totally no fault of hers, she is very nice and did what she could with the unexpected notice. The Wi-Fi works down stairs but not in our room haveon the top floor.
The bed is old and uncomfortable, you can feel all the springs.
I'm not sure our deluxe room has been used in a decade? When I placed my bag down a cloud of dust flew up.
The deluxe room is huge but the bed is sealed off in a separate section, there is no a/c in 75% of the room.
Is there more to be disappointed with? Probably.
An update: I went downstairs and reset the modem, myself as the owner is no where to been seen, Wi-Fi is now working.
