Its 3 stars hotel but Overall is better than some 5 stars hotel. Booked Deluxe room from Agoda, get upgraded to Deluxe sea view. Room is great, Free wifi all around hotel. Breakfast is simple but delicious. Location is the best, you can enjoy Famous Streetfood at front of hotel. at The morning, its back to normal beach for relax. Staff service is very impressive. This is one of Best hotel in my life :)

Hey this is improving as there is no more umbrella beaches in front of this hotel. It's a massive beach to play on, jog on, yoga on, etc. Price was good and ordered restaurant food truly 5 star quality. Breakfast lacked good coffee and fresh eggs, but offered some decent Thai options. Also a hell of a singer works the early shift so you can enjoy the patio and some Wonderful English tunes.

Very good place to stay. It is opposite the beach and can hangout in the restaurant or near the swimming pool to get a good view of the sunset. Good sunset views. I stay in a family suite and it's good for 3 people but small moving around space.

About the hotel, it is fine for 2 or 3 days. Rooms are clean enough, maybe first day you could find some dust as the room may have been cleaned few days ago. Bed are a bit too hard for me, some people may like it. Recommend sea view room only. Building is a bit old, but maintained just fine. Very small parking (better than none), staff is friendly.
Breakfast served as buffet only if enough customers in the hotel (that's understandable), not a lot of choices for foreign breakfast, just some bread, jam and brownies if you are lucky. Other than that it's thai food (some may like it in the morning).
The hotel's restaurant is good. Prices should show VAT + services charges indeed but that's common in this country (we all have to pay for the tax anyway so better include it imo). The Fu0026B manager "Cream" was very professional and listen to the customers requests.
About location, you better have a car. A small Family Mart at few steps from the hotel and a 7-11 at about 10 min walk.
Beach, well, it's not a beach with sand of course, and very ... very ... full of plastics and trashes as usual in Thailand unfortunately. You better take your car to North of Jomtien (same road) and as it is in Pattaya district it will be a bit cleaner and with a sidewalk, don't expect the dream beach better go to South Thailand for that.

Overpriced
Zand Morata is situated in a calm area ten minutes outside Pattay. Unfortunatly this is one of very few advantages of this hotel.
The hotel has 8 levels, and a few of them have a sea view. We had a backyard view from 8th. Some noise from the aircondition system on the outside.
Breakfast is ok, and the hotel operates eith a peculiar system of paper tickets that you have to show every time you eat.
We also had to pay a deposit of 1000 baht before we could get our room. In cash.
Alltogether this is an hotel on average but by paying 6000 baht per night for a family room you expect more.
Inside an intense smell of airfreshener.
Outside a hint of sewage that is intensified due to «right» wind direction.

It was very good with a buffet in the morning and the food was yummy the drinks were very refreshing also the rooms were clean and very comfortable I really recommend this to everyone！
