It's ok for the price
The jacuzzi was not working in the 3 bedroom room type
The stairs are tiny and hard to use to go to the second floor
Parking is available

All in all, it was a very good trip. There were 4 single guys on the trip so we got one of the 3 bedroom Villas and had 2 beds in one of the rooms. The accommodations were beautiful and the private pool was great. The only real issue we had with the resort was it's location. It was too far outside of downtown Pattaya. 20-30 minutes by car, and over 35-50 minutes by baht bus (and that does not include waiting for it, as they are infrequent that far down on Sukhumvit road and most want to charge you taxi fees). Also the resort is located off the main road with only one sign pointing out it's location; and if you are heading south from downtown Pattaya back to the resort - the sign is on the wrong side of the road so a lot of people have a hard time finding it. At night it's worse as the sign does not illuminate from headlights when you get closer to it (cheap paint used) so most drive right past. Make sure to carry one of their business cards with you at all times to show drivers where to go.
2022 September update: lots of road construction on the highway. They have removed the bigger sign pointing to the villa and now there is only a small sign that you have to be right beside to see. Use GPS map system or you will miss the turn.

Great value family resort, great to chill and relax. Quiet low rise area away from busy downtown but close enough for all activities. Great friendly staff.

Beware, nothing like the pictures present, I went two days before check in to see how it looked, Deluxe Suite One Bed Room EVERYTHING was extremely out dated, nothing that I would sit nor sleep on… location is roughly 30 minutes from Central Pattaya, I would not recommend to a friend but hey it depends on what you like… No Go For Me… You’ve been warned …

The room rate is fairly unbeatable for the product. We were really disappointed with the location. Comfortable beds with nice bed linen. I thought the breakfast was very good. The public pool of this hotel is very nice and quite. The house looks nice. The rooms seemed to not be sound proof enough.

The best part is the convenience. The cleanliness of the room was well kept. Restaurant was very affordable, loved the trout. Great to stay for family with little kitchenette. Breakfast was a good start to the day. The water gardens are a beautiful oasis in a concrete jungle. The rooms are value for money.
