What an awful experience we had here (May 2022) stayed for 3 nights in a room that we booked with air con and a bathroom only to arrive and be given a room without either and no curtains on the windows.
Complained to the desk and got moved rooms but then they started asking for more money for each night we were staying and they wouldn’t listen or reason with me when I showed them my booking confirmation and it included aircon, etc.
Had to get the travel agent Agoda involved and the hassle just didn’t stop, they were knocking on our door at funny hours asking again to pay up.
In the end I think they got money off Agoda because I certainly wasn’t giving them a single cent more.
Location was very good but would definitely not recommend to anyone because we weren’t the only ones to have problems with them.

They steal all my money from my private room, that was inside my backpack. I don't know if it was a guest or somebody from there. The place is full of cameras, but they are not working.

If you plan to arrive early morning better look for another place to stay as you will have to pay for another full night if you'd like to check in earlier. We arrived from an overnight bus at 5am and went to the hostel, we were able to leave our bags, then we asked how much it was to check in at that time and the reception guy said 400 bath (same as paid online), we found it unfair and said no thanks and wait outside, after 2 hours he approached to us saying 200 bath (really??? After 2 hours?) We found that a really bad customer service and refused, then told him we were going touristing and returning late night and he gave us the room.... not recommended and will never return.

They couldn't find my booking. Paid for a single room with air conditioning and shower and they tried to put me on a shared room without air conditioning or shower.
Very rude manager, after 2 hour of waiting and calling Agoda the problem has not been solved.

I took a single room with Fan.

Location:
Just 2 minutes walk from Khao san Road. Many 7-Eleven shops nearby that are open to 24 hours. So you have easy access to water food coffee etc. Many Thai and Indian restaurants nearby. KFC close as well.

From SuvarnaBhumi Airport:
Bus S1 takes you straight to Khao San Road stop. Get down there and take 5 minutes walk to the Guest House. The bus ride takes 1 hour approx and 60THB.

Rooms:
Small, no refrigerator, no elevator. Just bed, table and chair. And my room had no ventilation!! There was a window with lock on it. And they said they don’t open it!!
But then the rooms are cheap. Good to get a window with fan instead of AC. That way your clothes and shoes dry up quickly and the room remains dry as well. I stayed in Jan and slept comfortably with fan. Did not feel need of AC. Not sure how it is in summer.
Rooms were not cleaned during my 4 nights stay. Neither was the towel changed.

Toilets:
Disappointing. Small shared bathrooms. No toilet papers and no shower gel or shampoos. No windows for toilets as well. Some items they get clogged. No curtain between toilet seat and shower. So water is everywhere after shower.

Others:
They do laundry 50THB for every KG. And you have to take off shoes at the reception. Any kind of shoes are not allowed in the building/room.

Overall decent place for cheap price. But if you have better options, skip this.

Booked a double room got a twin. Not much space in the room and sharing bathrooms often meant a wait for the facilities. Overpriced for what you get though it was very clean and the staff friendly enough. Some noise at night from Khiasan road but not enough to really disturb you.
