Despite the free cancellation, the full amount was charged, but no response was given to the request for a refund. after months the amount was refunded via booking.com. Rip off the finest of the accommodations.
The condition of the system has been in its prime for 10 to 15 years. In itself clean but the color in the pool crumbles, tiles are loose and the furnishings are no longer in order for the requested price.
The service staff is friendly and tried hard.

Nice property, situated on the rocks of kata beach. Has walkway to beach from hotel. You'll get sea view villa/room options here. Staff is courteous, food options are also good.
Only con is it's not 24 hr service hotel, post 8 pm restaurant close down after which no staff will be available except for security guard.

But overall good property.

The restaurant is definitely a highlight. I used to go there whenever I stay on Kata. The atmosphere next to the beach is perfect for a romantic dinner. If you are looking for real Thai food this is perhaps not the right choice. They offer a mix of European and some sort of Thai food. Also very very expensive, but worth the visit. I can recommend the rock lobster (in Thai "Gung"). Pic attached. Very soft and tasty meat.

Stopped by for breakfast a few times.

Throughout our vacation we had been dissapointed with medeocre omelettes, eggs, pancakes, toast and coffee. However the variety and selection here is good value for the money. The beachfront restaurant is perched above the sea like a treehouse and provides a calm, relaxing setting to enjoy breakfast.

Probably one of the best cups of coffee I enjoyed while in Thailand.

We really don’t care, you are just some suckers who are staying for 3 nights u0026 will never come back again - that’s the consistent message we got.
- Our 9-month-old baby got over 30 bites overnight in the baby cot they provided. The uniform answer from reception to management office was basically 'can’t help, no idea, never seen them before'. Maybe mosquito bites (no, looked completely different u0026 we had mosquito net over the cot in any case. u0026 what sort of mosquito would leave 20 bites on one little baby arm overnight?), allergic reaction to the sea (then why only on the arms u0026 face but not the legs which were actually in the water?) No, can’t possibly be bed bugs! No idea. Why don't you go to the pharmacy yourself?
- We have travelled with our baby to 5 countries in the past few months, and as a reasonably well-presented young professional couple with a cute baby, we've had great experiences until now. Normally hotels would be extra informative and helpful to us, which we greatly appreciate. Not here, all service staff look annoyed when you ask even the most basic question or the smallest favour (such as bringing an extra small bowl), screwing up their eyebrows like you are greatly inconveniencing them, then bark a non-answer back at you. A taxi to the airport for 2 people? 1600 baht! (But the market rate is 800-1000?). Tuktuk, small taxi, 8 seater minivan are all the same price, 1200 baht for 2 people u don’t like the price then go get a taxi yourself! (So we did, for 1000 baht without bargaining). A 5 minute drive to the Karon view point? That’s 600 baht. Unreasonable? What do we care? We'll never see you again anyway.
- Food was ok but nothing to write home about. The Boathouse next door had way better food at similar price and much better service
- p.s. the view over the sea is actually pretty good. Unfortunately it’s also a bit of disaster if you have a small baby with you, since the loud music, drunken singing u0026 fireworks won’t stop till midnight.

We waited nearly 3 hours for a Thai green curry that arrived cold and when we sent it back it was returned a couple of minutes later still cold! My husbands entree never arrived even after we told them it hadn’t arrived. My daughters Pork chops were so tough they were inedible. There are so many great spots with lovely views don’t waste your money on Villa Elizabeth.

Food was unfortunately really bad - we had a phad Thai and a Margherita pizza. The view from the outside terrace is great though and the service was fine. Luckily for us the place was completely empty so we could sit where the best view was :)
