I'll go with the pros first: really great location in the city. Can easily walk to many different temples and great restaurants and markets. The view from our balcony was great, especially during New Year's Eve. The lounge/lobby area is also nice, with cheap beers and water.

And that's it.

Cons:

Well... This place is perfect if you hate to be acknowledged by the staff. I actually counted the number of times we were acknowledged during our 4 night stay: 3 times. That is with going up to our room multiple times per day. We even said hi to the people working, with no response.

We've stayed in cheaper hotels/hostels in Thailand and the staff did everything they could to make us feel welcome. We felt like a burden at Royal Guesthouse.

The rooms look nothing like the pictures online. Extremely dirty floors and walls. There's a reason the bathrooms aren't featured on the site, they are dilapidated and dirty.

The room only features one outlet, and for backpackers or even a couple traveling together, it's nearly impossible to charge your electronics on one outlet.

The door to the balcony didn't extend down to the floor, therefore bugs are easily able to get into the room.

We had put a sign on the door to clean our room, and 13 hours later, it still wasn't cleaned. I had to go down the five flights of stairs to request it to be cleaned and to receive new towels.

I understand this was a cheap, budget hotel, however Royal Guesthouse needs to seriously give the place a deep clean and upgrade the amenities. They have far too many rooms to adequately give guests the respect and service they deserve.

There are plenty of similarly priced places around the area, and it would be beneficial to your sanity to go there instead.

The environment is awesome. The staff is amazing. The bed is hard and the covers don't keep you too warm. There is no party at this hotel although the marketing seems as they do. The tour organizing desk is awesome. The washroom is not so desirable. Overall, I would go back again consodering the location is nice.

Cheap but adequate for budget travelers or backpackers. No air con, tv or elevator and we had to schlep our bags up 4 floors. Room wasn't ready until after 2pm. Pool was more like a fountain and breakfast they tell me is 2 slices of white bread and free use of a communal toaster. I haven't been overnight yet so we'll see about that in the morning. Not anything except a place to sleep and clean up well worth $12 US but for $5 more you can probably do a lot better around here and skip the free breakfast and pool. Lots of cheap food.

The social area was very quiet when we were there but it looked like it could host a decent get together. The staff were helpful and friendly. Having read the reviews we were pleasantly surprised to find a lovely room with a beautiful en-suite shower room. My partner had stayed here ten years ago and said it was a great place.

No AC but the fan kept the room cool. The common area is great to meet people and the staff help you find a bike and offer trips with discounts depending what you want to do for the day. I had my own plans but they were very helpful. Drinks and happy hour available.

Very cheap prices, accessible for backpackers. The lobby is great, room is passable. The bathroom is awful, dirty and full of rust (in fact you won’t find any photo of it on booking). By room service they mean just change towels and redo bed but no cleaning the bathroom.
One last thing, the breakfast is orribile: guests share the same cutlery and instead of tissues, they put some toilet papers.

Nice and cheap hotel. It cost 450 baht a night if you pay at the desk. The staff is friendly. The lobby is very nice. There is a pool. You can book trips over the desk and hire a moped for 300 baht a day (1000baht deposit or passport). We tried the white water rafting trip with A PEAK Adventure and it was so much fun. I really recommend. There is no elevator so keep that in mind. Nice fresh room with the neccessary. Beds are a bit hard but I kind of liked it. It is very close to night market which is another real nice experience. Also close to old city square.
