Close walk to Tha Phae Gate and inner Chiang Mai. Accommodations are basic, free wifi which is okay but slow in the evenings, and friendly staff. Good budget location, but keep in mind the walls are thin and you'll hear noisy neighbors. Beds are mediocre and its hit or miss with how clean the sheets might be (we elect to bring our own in spots like this). That said, if you're pinching pennies, it works.

We get 3 person room for 2. They allow to check-in early. Aircon works well, the sheets and toilet are both clean. We stayed at level 1. The walls are thin, you can hear whatever going on in your neighbours room. Unfortunately we had an inconsiderate neighbour on the 2nd night of our stay, they talked loudly at 3am (back from party, it seems) and then they have loud sex for the next 30mins or so.

We stayed in double with fan for two nights. Room was clean and nice. A little bit to hot (maybe because it was 3rd floor). Can recommend this one. Nice, speaking eng staff. Nice price.

It's a nice, clean, well situated and friendly place. The girls on the reception are quite a cute couple of Thai :) very kind and patient.
