I stayed here mid March 2022 and unfortunately the pool had transformed into a pond. Quite disappointing because we booked this hotel explicitly for the pool! I liked the space and the way everything is decorated. Lovely space.
Unfortunately, they tried to give us a fan room although we clearly paid an air-con room through Booking. It might be Booking’s fault, this I don’t know, but the receptionist didn’t seem fast forthcoming in finding a solution.

I've been coming here for years because it's wonderfully and the staff is very nice and the rooms are very nice and clean

Would definitely recommend. Very cheap price per night. Spacious rooms and good bathrooms. Need to check the water temperature on the box above the shower to ensure you don't shower in cold water. Very friendly people working at the reception, restaurant and tour desk. Very helpful when we needed something. Take with a pad lock as they recommend you don't leave valuables in the rooms, they have small "lockers" at the reception desk.

Excellent accommodation in Chiangmai. The guest house is Lanna style with nice garden. Reasonable prices and nice rooms. They also have the fan rooms and A/C rooms which is very good price from 300 to 1,000 baht. I came here many times with my family for 5 people. We got a big room and stay together for 3 nights ;) we will definitely be back again.

Wouldn't stay here again, don't recommend. I chose it because I wanted a pool and it seemed affordable. But the pool is freezing. I'm Canadian and I've swam in plenty of cold water but this was something else. So since that's out, I could have stayed in much nicer places with no pools for the same price.

The walls let in a lot of sound and there were noisy guests. Used earplugs, which I usually only need in dorms. The wallpaper was torn and stained. Electricity goes off when you leave with your key, so you can't charge something while you walk around town.

At full water pressure, shower was tepid. Had to turn down pressure to get it hot, and then it was a weak shower.

As expected the rooms were not very clean, specially the bathroom...as disgrace! No A/C in the room, only a poor and loud ventilator! The swimming pool is nice but only 3 long chairs for more than 100 guests...well let’s say that the only good thing about this “hotel” is the price!

I was put in a standard room which felt like a sauna, there was not many people staying at the same time but the staff looked lazy and not professional. Just stayed one night as I felt uncomfortable with trying to sleep when it is a big hotel but it felt like a ghost town. On the internet it looks beautiful but when you get there it's not the same, a catfish hotel.
