The hotel is located in a very convenient corner of town, not so close to the loud centre and not so far from it. room is big enougth, around 30-38 sq. meter. prices can range from 10-30 USD. wi fi connection is good and fast , air condition and cable tv all work properly. with two movie channels in english.

This place is excellent value and the staff are very good. Sure the rooms are dated but that didn't bother me and they're certainly large. They don't have the system that turns off the power when you leave the room so you can leave things charging when you go out.
I accidentally left a couple of items behind and they were great about posting them on to me. Great Thai hospitality and highly recommended all round.

We just arrived so it's too early to tell. We're on the third floor because I requested a double bed and a quiet room. Will know more tomorrow after I go to sleep here on this Friday night midway through January. On first impression after arriving I can tell you the room is a good size and everything appears to be clean. The bathroom towels are big but showing age because they are frayed at the ends. The room was a little musty upon arrival but I turned on the air conditioning to circulate some air. I think the TV is older then me but it works just fine but I wish they had a bigger screen because my eyes aren't young anymore. My wife wasn't happy because the room didn't supply a free hairdryer and no coffee pot for hot water. I'm not sure about this so called great location but it needs further investigation. The bed was on the soft side but firm enough to have a good night's sleep. Not noisey in the hallway at night but you can hear people outside if they were talking.
I think overall for $15.00 dollars plus tax it was okay. You can find under $20.00 per night in newer condition but the room will be alot smaller.

Reception staff were very nice ... but nothing else was good
No hot water shower (it was December and the water was cold)
Many times the water pressure was zero...
I went out 11am 3 of the days ... left the sign to make up room returned at 15.30 to find it hadn't been cleaned. As I needed a shower and nap I changed the sign to do not disturb. This meant my bins weren't emptied for 3 days ... I understand now why the bin at the entrance was overflowing every day. So no clean towels, no clean sheets and no water, tea and coffee for 3 days also.I did hear them come to my room at 15.50 on the 3 day .... and had a bit of a laugh outside (obviously when the seen I had changed the sign to do not disturb) .... On each occasion when I left the room they were cleaning a room close by, so they knew I was out.
The wifi was poor, many time losing the connection taking several minutes for a page to load.
The wooden floor had been covered with tiles but creaked loudly when you walked across the room.
The balcony was quite dirty and the sink looked like it had never been cleaned. The cement and paint was flaking off making it look very grubby.
I may just have been unlucky to get such a bad room, but I won't be booking again.
The bed was ok .... and like I said, the reception staff were very nice.
It's a shame ... the rooms are big and with a bit of maintenance and organisation it would be a good spot to stay in Chiang Mai.

Reasonable hotel with large but basic rooms. The complimentary breakfast provided was served in a restaurant in the sister hotel a walk away from the hotel we were staying at. The hotel had a 200baht (£4) taxi service at your leisure which was useful for early airport transfers. Would recommend if you are wanting a clean central hotel without breaking the bank.

I would like to give the place 2.5 stars instead of 3. The hotel was clean enough and had nice bed sheets, although the toilet had drops of urine behind the toilet seat that were never cleaned up during the 3 nights we were there. The towels were also very frayed and an outlet near the bed didn't work.

The staff was friendly but the hotel didn't have anything (band aids and utensils). The photos on the booking website was very misleading. It made the place look more glamorous than it was. The most important thing was the cleanliness and we were happy that it wasn't gross.

Good hotel for a good price. Our room had a fridge, half decent bathroom, balcony and seating area. Toiletries were provided. Tourist desk in lobby to help with any excursions you may or may not want. 15min walk into the centre of Chaing Mai
