Cons:
- very loud bars till 4am every night.
- the water comes out a rusty brown.
- there is a sign in the room that says don't leave any valuables in the room. But if you're swimming at the beach you're going to leave your valuables. Made me feel like I couldn't trust the staff.
- the manager said he would send us a receipt for the van we booked u0026 he never did. If I were you I'd make sure to get a physical copy of your receipts.

Pros:
- cheap
- close to the beach
- spacious rooms
- cold air-conditioning

Pros:
The location is very good
Service in hotel is ok.
Owner is flexible And friendly, and sometimes is fuzzy.

Wifi is fast.

Clean room.

Cons:
There is no safety box in the room.

There is no complimentary water, tea and coffee.(no mini bar).

Be careful when you book the room... there are rooms with windows and without windows . So you need to double check because the price is different.

No water heater.

No satellite cable.

No elevator

Credit card is not acceptable. Only cash.

DO NOT STAY HERE!

This is a family run business (Father and son) on arrival the son was very polite and friendly, but our views soon changed.

We arrived at the hotel around 9am we asked if it would be possible to check in earlier to which the son did explain he did not have any rooms ready, but would let us know as soon as he did.

Around 1pm he came to us to let us know a room was ready for us to check into. When we got into the room and ready to have a sleep after our long journey, it appeared not only had the sheets had not been changed, but there was a very obvious large blood stain in the middle of the bed!

For understandable reasons, we went downstairs to tell the owners. When we explained we felt they needed to come and look at the bed sheets, they both shouted for the cleaners to come and see it. There was no remorse or even a apology.

After they did change our sheets, there was still no apology and upon further inspection to the room realised, the bathroom was horrible, it was very dirty in the room, the fridge was unclean and there was a smell in the bathroom that stayed for the whole of the trip.

Throughout the rest of our stay we found the owners still rude towards us. Upon check out, the father sat in the restraunt and made no attempt to come and talk to us. Very unprofessional, obviously do not know how to run a business!

One thing that i would like to share is that the people running this hotel really take care of you and are always there to help you as friend. Further i think that the location is the best possible location, as it is in the heart of every thing that PATONG offers. I think it is good value for money you pay, and there bar and restaurant has a very very friendly atmosphere. They try there level best to make you comfortable and to make you feel at home.
What else can one expect in this price

New management are so helpful and friendly. Nothing is too much trouble. Rooms are clean and well maintained. Very central to everything but not busy. 5 min walk to Bangla road, jungcylon, otop market and the beach. This is comfortable and adequate, but not a 5 star hotel. What you save on rent, you can spend for tours or just having fun.

Even though I don't stay here, but I know this place. I visit my friend who stay there, the room is spacious, I satisfied with their fried rice with shrip paste, the chicken is tasty. The owner is friendly, I feel he may helpful also.

WARNING!! STAY AWAY!
The WORST night ever! There were dust, bedbugs and dirty sheets. It felt like the room wasn't cleaned in weeks. We went to bed early because of a trip early in the morning, but with the music from the bar it was impossible. It was like trying to sleep at a consert. We checked out the minute we got back from our trip. The owner also begged us to give him a good rewiev..
