Good location, nice staff….but very noisy rooms! You can hear everything from the neighbors. There are also many short term tenants from Airbnb here who don’t care about the house rules at all. Super annoying. Cannot recommend this place for a long stay.

The Sands Pratumnak is situated on a prime near beach plot of land adjacent to Pratumnak Soi 6 on Pratumnak Hill and features unobscured direct facing sea views from the 3rd Floor upwards. The project was completed back in 2018 by Pratumnak Sands Co.,Ltd who is a relative newcomer to the Pattaya condominium development scene. And as such the Developer intends to use this project as their flagship development and pre-cursor for any future developments, so it’s not hard to notice that they went the extra mile when it comes to both build quality and innovative design.

Beachfront outstanding project! Build quality at its finest.
The room design is magnificent, and the view from the balcony is breathtaking. Unit sizes varies, all are top-notch each room is priceless.
Situated in Prime location just a few steps away from the renowned cozy beach.

The prices here are totally overpriced .. it is much cheaper to buy and rent through other sellers in Pattaya … surrounding area great for holiday but not long term living

I was living there was nice but then they started to renovate and that ruined it for me so I had to move out because noise was too much.

Also the Staff at office often mix up parcels.

bulding very noisy .. many room make renovation for fews months the noise never stop ….is not livable … and juristic seems not care.
