Pros: good location, nice staffs.

Cons: hotel was badly maintained.
Toilet door height was so bad that you’ll keep knocking your head on it.

Bedsheets weren’t so clean with some insects and strains on hair on it.

We booked for 3 nights and checked out at the first night to switch hotels.

They were nice enough to refund us the other 2 nights which we didn’t stay.
So, really appreciative of that.

Over 1km walking distance to the town centre.
Room was spacious but very basic.
They did not provide hairdryer.
Breakfast was the worst I have ever had in my life.

I booked the hotel based on the high rating of google. It was so misleading.

Hotel was too far away and it was hidden by other buildings.
The room was not clean and the table was full of ants.
With this budget you might have other better hotels.
Last, the breakfast was very bad

Took triple beds room, the room condition is OK, old type design, but the aircond position is not at the right place, blow to the wall, person who sleep at the single bed next to windows, not really can feel the aircond, unless lower down the temperature to cool up the whole room, but by doing so, the person that sleep at the queen size bed will freeze to the max, because the aircond blower is facing the bed. Location wise, not really near to any famous or dinning spots, need to walk quite some distances to get foods. And, hardly get foods during day time (morning and afternoon). And, the breakfast is only one type - porridge, and it is the same for every day.

Great location and amazing rooms.
The price was ok. It is worth it to visit the temples.
The bus station is near, so you can walk to there (u003c10min) if you need to go to chiang mai (check the schedule as the buses are full quite fast)

Plus points : Nice spacious room on the sixth floor. Firm, comfortable bed.
Friendly receptionists.
Central location.
Negative points : for the three nights of our stay, there was loud music from 6pm to midnight. Impossible to sleep! Not sure where it was coming from but it was unbearable.
The breakfast is very basic : soup, biscuits and occasionally, fruit.

A real basic and budget hotel. It is a distance away from the town. Terrible breakfast.
