Hotel looks great in the photos but it is a dump. Rooms are dirty , toilet was covered in ants at night, blankets were dirty.
Booked a 3 bed room only had 2 beds and they brought in a awful cot.grab could not find location. Air conditioning was very good. Breakfast was ok coffee good.

As a 2 star veteran of South East Asian stays for the past 15 years im compeled to warn you.

Early check in was confirmed in writing by the guesthouse prior to arrival. No early checkin was given upon arrival. Was made to wait in the resturant for 4hrs.

The riverfront resturant had an excellent view and comfortable seating however the food and drinks were over priced and slapped together. The resturant next door has same view half the price with delicous meals.

The lock for our room door was old and difficult to use. Asked the manager for assistance after struggling with it for half hour. She had the audacity to claim that we had in fact broken it and we are responsible for finding a way to access our room. She obviously wanted us to try and force it open so we would have to pay for it.

When asked why our room had not been cleaned the staff said they were unable to open the door as it had been problematic for some time.

Wifi was patchy and slow, bedsheets were rice paper thin, mattress in disrepair and uncomfortable, no fridge, grubby bathroom.

We also had a distinct feeling that once the manager realised were not going book tours or spend money in their resturant we were treated as second class guests.

Aside for the view from the overpriced restaurant there is not much going for this place anymore.

You can do much much better for the price in Chiang Mai.

Strongly advise against staying here. The restaurant/bar has some of the worst meals I’ve eaten in my life. My pancakes smelled like roastbeef. I didnt know that was possible. Extremely overpriced, I now stay at a far nicer apartment for 3,500 baht per month.

Nice clean room on the river side with a relaxing view from the inhouse restaurant. Staff is helpful. It is not in walking distance form the old city and not many things to see/do around so it's a good place for relaxing.

What a terrible experience!!!!

we stayed here last night and the room smelt like sewers, we had plans to stay two nights but in the morning I asked to be changed rooms and there was nothing for us so I asked for my money back that I paid in advance for the next night and the owner would not give me the money back for a night I hadn’t even stayed yet.

After this I decided to have a coffee and my wife did as well we were told was 50 baht each, when I paid I was charged 365 baht for 2 coffees and 1 shot of Bailey $12 Canadian.

The owner told me this was the price advertised In the menu and I should have looked however she told us 50 each.

When we left as I was not happy with the service I told her I would give a poor review and she threatened to call the police on me and struck me with a towel, than she chased me to the road cursing and yelling at me.

I would highly recommend staying away from this place.

Staffs are really friendly. If you like tea you should try Ginger Tea at least once in their restaurant. I did that one morning and then everyday till my checkout. The Night Market is 25-30 minute walk from this place.

Quite a lot of confusion with regards to whether they had a room for us or not. But they were always very nice and polite and everything was sorted in the end. Lots of useful advice was offered and we were very pleased with our stay.
