I gave it a two star because, it’s far from activities of downtown Chiang Mai. The standard rooms are fairly clean, but the sheets had some stains but seemed cleaned. For the price, it is really not so bad if you are on a budget, which I was not! They barely know English, therefore, I would not recommend to Americans that don’t speak Thai.

The day woman receptionist is VERY RUDE. Not sure if it is only to Americans. I was very nice despite the rudeness.

The evening Man receptionist gets 5 stars, as does the bell boys and restaurant staff. They made an attempt to understand my English and little Thai that I know. I ate once here and the food was good! I never had a desire to try their free breakfast so I can’t comment on it.

It seems they are working on the outside of the building to spruce it up! In the day, I bet this hotel was beautiful! It does have a nice stairwell and garden at the entrance. I don’t think they have an elevator, but not sure since I got the cheap standard room. ????

I wish I could do 1/2 a star. Then I would rate it 2 1/2. To be fair!

We stayed at Baan KhuN Chiangmai Hotel for 3 nights. A clean, quiet u0026 nice hotel with free Wifi. The rooms are comfortable and with balconies. Very cheap and good laundry done. Superb buffet breakfast. Staff are very helpful and friendly. It was a good stay for our family. Highly recommend!

Beautiful hotel with good value for money..but do note it's a bit away from city . luckily the hotel do provide free transport to city but you would have to find your own transportation for return.
If you are driving it's simply perfect!
Very friendly staffs , clean and very comfortable

This hotel is very nice and close to the airport of Chiang Mai, but it is unfortunately too far from the center of Chiang Mai for the average tourist, unless you have a car available to reach the walls and the city by yourself. For this reason, I call it a thai hotel for thai people. The staff does not speak a word of English, very polite but virtually incomprehensible to us foreigners. Big and bright rooms with TV, air conditioning and wifi. Laundry and safe box. Bathroom clean but dark and very sad. Thai breakfast with noodles, no international. The building is made with wood and local materials, well finished, clean and very pleasant. The price is very low but the location is not convenient, you will need a taxi or car to enjoy the real Chiang Mai.

Very happy with this place. Nice area. Well decorated. Comfortable. Quiet. Clean. Good breakfast. Good price. Way way better than the B2 we stayed in before.

Actually a good and quiet place to live in but it's way too isolated even from public transport and you couldn't even find stores nearby. Basically if you don't drive, forget this place.

Good place to stay..but you NEED to have your vehicle otherwise it would be difficult to go out. The room and amenities are very good.
